Please read the text carefully

We wish our guests a pleasant stay and our hope is that they will want to come back. The houses are cozy and homely - it should feel like home. We have listed a few points that are important for comfort and safety. If you have any questions or concerns, please contact us.

 

Getting here:

  • On the way to the farm you will pass houses and pastures. Drive slowly on the small roads down to the farm and show consideration for our neighbors, children and animals.
  • Cars are parked in front of the house you booked. If you need to charge an electric car, it is possible to charge the car at a cost in our charging stations. (It is not allowed to charge from the houses).

Well-being and some general information about the houses

  • All houses have a code lock. You will receive the code before arrival.
  • Pillows and duvets are provided on the beds. Beds must be made before use.
  • Do not wear outdoor shoes indoors. Indoor slippers are available to borrow in the houses, but you may want to bring your own if you are cold.
  • Help us and Mother Earth to reduce electricity consumption. For the best heat in the houses use the air heat pumps and support with wood in the stoves. Firewood is available in the houses and is included in your booking. Avoid using radiators and underfloor heating when not needed.
  • To help us reduce food waste, feel free to take your leftover food home with you. Unopened packages, fine fruits and vegetables can be left for the next guests.
  • Garbage is sorted according to instructions in the houses.
  • If something breaks, please let us know. We expect a certain amount of waste of glass and porcelain etc. but need to know if something is missing so that we can supplement it. Similarly, things break from wear and tear, and then we need to be able to replace them quickly. If you have broken something of value, we want you to replace it.
  • We do not want you to fly drones in the area. It may be perceived as unpleasant by other guests and may scare the animals.
  • We usually do not accept bookings for loud parties and gatherings, such as bachelor parties and the like. This is because it is important that guests in our different houses are not disturbed by each other. Please consult with us in advance if you are planning an event / party and maybe we can find a date or a form that suits your wishes,
  • You cannot invite extra guests during your stay. This is for everyone's pleasure as we do not want the area to be perceived as crowded, and that it should work with garbage collection, cars, etc.
  • Keep in mind that there is a lot of echo around water. Therefore, keep the volume down in the evenings and nights so that you do not disturb neighbors or other guests in the yard. We do not want you to play music outdoors.

Security

  • Consider the risk of fire. Use barbecues in the designated area and keep an eye on the fire and embers. You need to check with us in advance if you want to make a fire in the countryside. Consult us before using a hot tub if there is a fire risk. If there is a fire ban, it may also include the hot tub and barbecues. The person making the booking is responsible for ensuring that stoves, barbecues and fireplaces indoors and outdoors are handled safely.
  • The houses are equipped with fire extinguishers and smoke detectors.
  • Follow the instructions for using the hot tub carefully. Instructions are available at the hot tub and in the houses. The stove for the hot tub breaks if you do it the wrong way. If you want help to heat the hot tub, we are happy to show you on site. You can also add the service "hot tub on arrival" in your booking. Then we arrange heating for a fee so that it is warm when you arrive or at another desired time.
  • Feel free to use our shelter with sea view. Directions are in the houses. If you want to grill in the shelter, consult with us in advance.

By the sea

  • The jetty and beach are shared with the other guests of the farm and our nice neighbors. For everyone's pleasure and safety, we do not want you to park bicycles down by the water but leave them at the houses.
  • Kayaks, Supar and life jackets are available for loan, these are returned immediately after use, otherwise there is a risk that they will float away with the tide. Life jackets are hung back on the side of the boathouse. Kayaks and sloops may be used until 22.00. During the winter months, for safety reasons, not after dark.
  • We do not want you to play music on the jetty and beach as it can be perceived as disturbing by other guests. It echoes a lot by the water.
  • Our bay is a protected area and fishing is prohibited inside the bay. Therefore, you cannot fish from the jetty. Use our kayaks to get out to the reefs. Crab fishing is of course great.
  • The sauna raft is booked by writing your name on the sauna, maximum three hours per occasion. The sauna can be used until 22:00 on weekdays and 23:00 on weekends, or by agreement.
  • Remember not to block the pier with towels and chairs. Rather, use the beach and grass for sunbathing so that everyone can get to swimming from the pier.

Animals and nature

  • We have grazing animals in the vicinity of the farm that are free range all year round, so you are not allowed to shoot rockets and firecrackers during your stay. If you want to visit our horses, let us know and we will come with you.
  • Our houses are pet-free so your pets can't come to us. We have companionable cats that are happy to come out and greet and socialize with you but do not let them into the houses.
  • Hällesdalens Gård is located in the middle of nature and there is a rich wildlife both in the forest and by the sea. Please bring binoculars and clothes for outdoor life according to the season.

Terms of payment - private guests and companies
Private guests

 

Booking fee: Invoice 5 days, or pay directly.

  • 25% of the total cost.
  • Refundable in case of cancellation:
    - No later than 14 days before arrival for the White House, Torpet and Black House.
    - No later than 21 days before arrival for the Annex.

 Final payment: To be paid via Invoice

  • 75% of the total cost.
  • The reservation must be paid:
    - 14 days before arrival for the White House, Torpet and Black House.
    - 21 days before arrival for the Annex.
  • Bookings within 2 weeks of the booking date must be paid before arrival.

 

Specific conditions for weeks 25-34, and Christmas & New Year:

 

Booking fee: Invoice 5 days, or pay directly.

  • 25% of the total cost.
  • Refundable in case of cancellation:
    - No later than 21 days before arrival for the White House, Torpet and Black House.
    - No later than 30 days before arrival for the Annex.

 Final payment: To be paid by invoice.

  • 75% of the total cost.
  • The reservation must be paid:
    - 21 days before arrival for the White House, Torpet and Black House.
    - 30 days before arrival for the Annex.
  • Bookings within 2 weeks of the booking date must be paid before arrival.

 

Conditions for late cancellations:

 

Refund in case of late cancellation:

  • If the reservation is fully paid and you cannot come, we will try to rent the house.
  • Repayment is made depending on the income from the new tenant.
  • If the house cannot be rented, no refund is given

Possibility of rebooking:

  • Provided you notify us at least 5 days before your arrival date, you can rebook your stay within 6 months.
  • Possibility to rebook does not apply to bookings in weeks 25-34, and Christmas & New Year.
Important information:
  • An administration fee of 500 SEK will be added for refunds and rescheduling.
  • A reservation is personal and requires our approval for transfer.
  • These terms and conditions apply from 2023 12 01 and replace previous conditions.

Corporate guests

 

  • When you send a booking request for a conference, you will see a price.
  • We will then send you a quote for the booking to be confirmed by you.
  • We would like the reservation to be paid no later than 10 days after your stay. Please indicate if you wish to have it another way.
  • We adjust the offer according to your wishes regarding the number of people and options until the day before your arrival.
  • You can cancel your conference up to 14 days before your arrival.
  • If you cancel 0-14 days before arrival, you will be invoiced for the accommodation but not for food and coffee.
