A wood-fired hot tub awaits on the terrace, perfect for enjoying starry evenings and beautiful sea views. The terrace that runs around the entire house has several seating areas, one of which is covered, gas barbecue and sun loungers.
There is an electric heated sauna next to the house.
Just a short walk away is the beach and the jetty where you have access to borrow kayaks and use the wood-fired sauna boat.
You also have access to a lovely shelter with breathtaking sea views and barbecue facilities.

Fire Safety & House Rules
Fireplaces and fire safety
For everyone's safety, guests are personally responsible for ensuring that all fires are lit in a safe manner and in accordance with our instructions and applicable regulations. Fires in stoves, wood-fired saunas, wood-fired hot tubs, barbecues or other hearths must never be left unattended as long as there is fire, embers or heat. In the event of a fire or suspected fire, the emergency services must be called immediately using the applicable emergency number – 112
Guests are responsible for complying with all safety regulations during their stay. Any damages or costs incurred as a result of negligent or improper handling of fireplaces may be charged to the responsible guest.
We would also like to draw your attention to the fact that, in the event of an increased fire risk, there may be restrictions or bans on the use of the wood-fired hot tub, the wood-fired sauna and the barbecue area in the wind shelter. We always follow the rules and recommendations issued by the authorities and the fire service, and inform our guests of any restrictions or fire bans that may apply during their stay.
The house is equipped with smoke alarms, a fire extinguisher and a fire blanket.
House rules
- Not fixed *If you are planning a celebration, please consult us beforehand booking.
- Music at a reasonable volume may be played indoors, but not outdoors or at the beach.
- No pets
- Sort waste according to instructions in the houses
- Do not fly drones without our permission (out of consideration for other guests & the animals)
- Not allowed to shoot rockets & firecrackers (out of consideration for the animals)
- No extra guests during your stay except those included in your booking

Good to know before booking:
*If booking with children, children should be over 6 years old or infants, as the plot is steep and stairs are required to reach the house. Children under 1 year of age do not have to pay a booking fee but are included in the number of guests. Please ask us if you are unsure.
* Bed linen, towels, bathrobes, bath shoes and final cleaning are included in your booking.
The neighbouring house is called Hytten Lodge. Guests staying at Hytten have access to the electric sauna, which is located between Svarta huset and Hytten Lodge. The sauna can be booked on-site.

Hot tub, sauna, wood-burning stove
For your convenience, firewood and water for the hot tub, sauna raft, and wood-burning stove are included as described below. If you require additional firewood, refilling of water, or heating, it is possible to purchase these at the prices below.
Hot tub with sea view on the balcony
The hot tub is filled with mains water and heated with wood.
The booking includes:

- Additional water filling with wood for heating and possible reheating: 400 kr per session
Heated sauna next to the house
The sauna provides a genuine and relaxing sauna experience. The sauna is easily booked by signing up on a list located at the sauna. Guests in the neighbouring building, Hytten, have access to the electric sauna which is situated between the Black House and Hytten Lodge.
The booking includes:
- Use of electric sauna, up to 4 hours

- Further heating: £100 per hour
Sauna raft
By the beach, you'll find our wood-fired sauna raft, with close proximity to both the jetty and swimming.The sauna is easily booked by signing up on a list that is posted on the sauna..
The booking includes:
- Use of the sauna, including firewood for heating
- Up to 4 hours of use
- You book the sauna for 2 hours per session
Optional extras:
- Further heating and use: £200 per session
Log burner
The house has a wood-burning stove which contributes to a warm and cosy atmosphere. *The stove is not to be used during the summer.
The booking includes:
- Two well-stocked log baskets upon arrival
Optional extras:
- Extra notes: 150 kr per basket of firewood
We kindly ask you to use firewood and water thoughtfully so that together we can conserve the farm's resources and protect the environment. 🌿 We would also like to draw your attention to the fact that if there is a risk of fire, there may be restrictions or bans on using the wood-fired hot tub, wood-fired sauna or having a barbecue in the shelter. We follow the authorities' rules and recommendations and will inform you if any instructions or bans apply.

Terms and conditions for booking and cancellation
Terms of payment
- You pay 50 % of the total cost of your stay at the time of booking.
- The remaining 50 % will be charged to the same payment card 30 days before arrival.
- If the booking is made less than 30 days before arrival, the full amount will be charged at
the booking opportunity. - If you wish to pay via invoice, please feel free to contact us via email.
- Payment options for electric vehicle charging, extra firewood and water are PayPal, Swish, cash or payment card.
Cancellation policy
- If you cancel at least 14 days before arrival, all amounts paid will be refunded, minus an administration fee of 5 % of the total cost of your stay.
- During weeks 25-34, and during Christmas & New Year, Easter, and Ascension Day, cancellation must be made at least 21 days prior to arrival for a refund.
- If you cancel after the deadlines specified above, no refund will be given.
- An administration fee of 5 % applies to all refunds.
- The booking is personal and may not be transferred to another person without our written approval.
These terms and conditions apply to bookings made from 27 July 2026 onwards.
